On behalf of Ambling Property Investments and The Fellowship Family (collectively, the “Sponsor”), Capstone is pleased to present a joint venture investment opportunity for the ground-up development of
Fellowship at Wildlight, a 205-unit senior living development located within the master-planned community of Wildlight in Yulee, FL. The project will feature 24 memory care units, 48 assisted living units, 125 independent living units, and 8 cottages, offering the full continuum of care. Within immediate proximity of the site, senior living investment fundamentals are excellent, providing a stable investment backbone that will pair with the high-quality location, product, operating team, and sponsorship. The Wildlight master development in which the site is located, is a large mixed-use development led by Rayonier. The initial phase of the development includes 2,900 acres with residential homes, multi-family
apartments, a town center, schools, health facilities and a 1.5 million SF commerce park. The second phase of the development will eventually add 15,000 acres to the community, including 15,000 residential units, 1.2 million square feet of commercial space, and 500 acres of parks and trails. The Fellowship Family, a fourth-generation senior living provider, is the co-sponsor and operating partner for the property.
