NASHVILLE, TN—Capstone Land Sales has facilitated the sale of a mixed-use development site in Nashville’s rapidly developing Bordeaux neighborhood. The 20.67-acre, two-parcel property is perched on a hill where Clarksville Pike and Ashland City Highway split, offering spectacular views of downtown and a gateway to northwest Nashville.
Capstone’s Austin Heithcock and Adam Klenk represented the buyer, Chicago-based Leftbank Holdings run by co-managing partners Chris Lefkovitz and Ben Kriger, in the transaction. Leftbank plans to develop a large, three- and four-story garden-style asset comprising 460 apartment units and retail space. The seller was Nashville-based Rhythm Development, GP.
The development site is positioned in the path of growth, with numerous local and national developers already securing land in the area for future projects. While only single-family and moderately dense projects currently occupy this corridor, numerous high-profile, mixed-use projects are approved and under construction.
Additionally, the development site is equidistant from two of Music City’s most utilized greenways and park spaces. Less than half a mile north of the site is the Whites Creek Greenway connecting Hartman Park and the Joseph Brown Mullins Park, and on the other side of the Cumberland River lies the Ted Rhodes Golf Course and Field Complex and the Cumberland River Greenway. With over 12 miles of paved greenways, 200-acres of greenspace, and a golf course all within a mile of the site, future residents will benefit from the variety of recreation options in the immediate area.
