NASHVILLE, TN—Capstone Apartment Partners has closed the $46.5 million sale of The Retreat at Arden Village: a 228-unit, Class A garden-style apartment asset in the Nashville suburb of Columbia, Tennessee. Comprised of 19 three-story apartment buildings, the community is situated on 10 acres off U.S. 31 in north Columbia.

Capstone’s Tyler Mayo led the transaction team on behalf of the seller, Arden Village Apartments, LLC. The buyer is San Francisco-based Hamilton Zanze. The Nashville-based Capstone brokerage team also includes Adam Klenk, Austin Heithcock, Luke Searcy, Jonathan Hawks, and Jordan Arand.

Completed in 2019, The Retreat at Arden Village is home to 228 spacious one- and two-bedroom apartment homes. The community’s amenity package includes a saltwater pool, clubhouse, fitness center, sand volleyball court, and a dog park. The property was 98.3% occupied at the time of closing.
