Capstone is pleased to present the Virginia Portfolio, consisting of 4 communities strategically located in Blacksburg and Roanoke. Both metro areas have recently undergone economic revitalization with exciting developments and initiatives. Blacksburg is home to Virginia Tech University, the area’s largest employer and a generator of significant economic activity. Outside of higher education, Blacksburg has seen a rise in other industries such as life sciences and tech. In May, it was announced that Roanoke’s labor force had surged to its highest level in almost a decade. Economic development partners have actively promoted the Roanoke region, which has directly led to the area’s positive in-migration and labor force. The Virginia Portfolio features 396 sites, with all a majority of the communities being 91% occupied or higher. Although the portfolio is already stabilized, there are 25 vacant sites left to fill. By filling all of the sites at the new lot rents, a new owner could realize $210,000 of immediate income. Furthermore, there are approximately 80 additional, undeveloped sites MHP, which would increase the portfolio site count to 476 sites. Developing and leasing only half of those sites would increase income by another $336,000. This offering presents the opportunity to acquire 4 stabilized communities in growing markets.
