Capstone is pleased to present the Oregon RV Portfolio, consisting of 250 sites in La Pine and Neskowin Creek. The two communities are ideally situated in their respective markets. The La Pine community is located just off Dalles California Highway (Hwy 97), which is one of the most important north-south highway corridors in Oregon, as it serves two major population centers, Klamath Falls and Bend. The Neskowin Creek community benefits from its frontage along US. Hwy 101, also known as the Oregon Coast Highway, which is a scenic, coastal interstate that runs from California to Washington. Furthermore, the portfolio offers an existing resident base since the owners operate on a hybrid membership/public model. There are currently around 2,700 active members that pay yearly dues to reserve a spot at the parks. As the owners pursue a more traditional RV rental model, they’re focusing less on selling memberships and more on advertising to the public. If they can maintain their current membership base, then there is a stable yearly income amount from the dues. This offering presents the opportunity to acquire two well-located RV resorts in Oregon with an existing resident base.
