This offering features portfolio occupancy of 83% between 213 sites, and 2 of the communities boast 93% occupancy or higher. This allows a new owner to focus on leasing up the other 2 communities to help increase revenue. Additionally, the portfolio has several operational efficiencies that contribute to its low overall expenses. Since there are all lot rent only resident-owned homes, the repairs and maintenance and payroll are kept to a minimum. Also, with the exception of the sewer system at Newport Estates, the utilities are public and paid for by the residents, through submetering or direct billing.
