Two additional communities are located in Conowingo, Maryland, which is ideally positioned in the Wilmington, Delaware MSA. The Pennsylvania & Maryland Portfolio is currently operating at a 78% economic occupancy, presenting the opportunity to acquire a portfolio with considerable upside through the lease-up of vacant sites. Additionally, upon an analysis of each rental market, these assets are all well below the market rents in their respective areas, giving new ownership an opportunity to increase lot rents on day one. A majority of these parks boast public utilities and already have a billback system in place with their residents. In addition, the low number of park-owned homes allows for lower management oversight and keeps repairs and maintenance to a minimum. Furthermore, the proximity of many of these communities allows for shared staffing to further reduce operating expenses.
