IRMO, SC—Capstone Apartment Partners has closed the $37.6 million sale of Ardmore Ballentine: a 315-unit garden-style apartment complex in the Columbia suburb of Irmo. The 20.43-acre property is nestled between Interstate 26 and Lake Murray—less than 17 miles from Downtown Columbia.
Capstone represented the seller, Greensboro-based Ardmore Residential, and procured the buyer, Triangle Real Estate of Gastonia, Inc. The buyer is excited to add this acquisition to their Carolinas portfolio as it will help improve efficiencies across the board.
The Capstone Apartment Partners’ transaction team was led by Austin Green, Caleb Troop, and Alex McDermott.
“Triangle Real Estate is an experienced owner-operator of similar assets with a track record of rebranding properties to improve the asset class and overall community,” Green said.
Built in 2012, Ardmore Ballentine features one-, two-, and three-bedroom apartment homes and was approximately 94% occupied at the time of closing. The community’s robust amenity package includes a swimming pool, clubhouse, fitness center, picnic/grilling area, pet park, car care center, laundry facilities, and gated parking.
