LOUISVILLE, KY—Capstone Manufactured Housing announces the sale of a 409-site manufactured housing portfolio in Shepherdsville, Kentucky—just outside of Louisville. The portfolio is comprised of two parks, Hickory Acres and Autumn Leaf Estates, which are adjacent to one another and operated as one community.
Capstone’s Kevan Enger, Ian Hilpl, Brian Hummell, and Hunter LaRocca sold the property on behalf of ALE. The buyer is Josh Mermell of Autumn Leaf MHC, LLC, who loves the Louisville market and plans to continue the infill of the two communities.
“Our buyer was attracted to the scaled entry into Louisville, the superb curb appeal of the two communities, and the infill opportunity,” said Enger.
Hickory Acres and Autumn Leaf Estates are situated along the I-65 corridor nearby multiple distribution centers that serve the Louisville metro and are major employers in the area. The two communities were approximately 88% occupied at the time of closing.
